The larger the population in a country, the more densely it is built up. This is a challenge Baufritz have addressed, working with architecture professor Hans-Georg Stotz to seek innovative and sometimes surprising solutions while maintaining our usual high quality standards. Four different architecture concepts for multi-family buildings emerged from this cooperation; all have charm and sophistication, and within each one the individual occupants have a maximum of autonomy.
PRIVATE OUTDOOR AREA
The Spanish word patio is used for the inner courtyard of a town house. At Baufritz we've drawn inspiration from this idea of a relaxing, shady oasis amid the urban hubbub to create our own patio homes. We can construct several units in a small space, while still allowing their occupants plenty of breathing space. The building is accessed via a patio-like open seating area above the carport; this can be sheltered from view by an open, breathable façade.

WHAT SOLUTIONS DO WE OFFER?
A benefit here compared to typical terraces is the generous floor plan. Including the garage, the dimensions are 10.66 by 10.04m. A conventional terrace measures around 12 by 6m. The extra living area and façade bring real benefits, as occupants enjoy more light and space. The extra façade area also showcases our multi-award-winning Bauhaus architectural style, built from high-grade timber.
For a terrace, the patio home provides an extraordinary amount of space thanks to its generous floor plan: even a family with three children will feel at ease in its 136m2. On both ground and first floors, one room is flexible. So for example the study could be upstairs instead of downstairs, and an additional bedroom installed downstairs to provide step-free access.
