When planning a Baufritz home, it is important to distinguish between the overall project cost and the cost of the house itself. The total cost of your self-build project includes the purchase of the plot, professional fees (e.g. for architects, engineers and surveyors), foundations (floor slab or basement), planning and building control fees, insurance, utility connections, landscaping and external works.
These site-related costs are not included in the price of the house itself. Because each Baufritz house is unique, it is impossible to give a flat rate. The price per square foot alone is not a reliable indicator, because a house is a highly complex project. The actual price depends on the architectural design, the complexity of the house, the chosen fittings, the window to wall ratio, whether you want a smart home system or home spa, and much more. Having said that, the style of house you choose, whether it is a city mansion, a Swedish cabin, or a country house, will not affect the price.

Houses in this price range have a basic, compact design with a rectangular structure and a simple layout on two floors plus loft and the minimum number of bathrooms. They have more wall area in relation to windows, a pitched roof with interlocking clay roof tiles and timber cladding.

Houses in this price range have a more complex design and footprint. They can have a hipped or a crown roof with dormer windows. The ratio of window to wall is greater, with more elaborate fenestration, including lift-and-slide windows as well as post and beam elements. The cladding is render or a combination of timber and render. The floor plan can include a gallery and additional bathrooms.

This price range offers maximum architectural freedom for a bespoke, luxury design with custom details and finishes. The configuration can include a flat roof and custom cladding, such as brick slips, natural stone or metal, with expansive glazed surfaces and a more complex footprint. The layout can include split levels, several bathrooms and walk-in wardrobes.

Taking the price per square foot for your calculations can be deceptive. For example, show house Schwarzwald has a price per square foot of €325 and a total gross external area of 2,908 square feet, which adds up to €945,100. However, this is not necessarily the final cost, because the price per square foot tends to decrease the larger the house. The actual price depends on a number of factors, such as the architectural design, the building structure, the fittings, and much more.
It is therefore important to get a quote for a fixed price.
