The Wagner family approached Baufritz to add a vertical extension on top of an existing apartment block. In a neighbourhood characterised by a lack of affordable housing, high property prices and a shortage of land, building upwards is a space-saving and sustainable solution. The new penthouse spread over one-and-a-half floors stands out with an innovative living concept, high ceilings and clever split levels. Baufritz has a wealth of expertise in developing new housing solutions, such as extensions. Built as a lightweight timber construction, this lofty family home is a viable alternative to a new build and a prime example of urban densification. The building work itself went smoothly, even though the 1960s building with 20 units at the time was lived in during construction. The new vertical extension was completed in just under a week.

Opening new perspectives

Expansive glazing, high ceilings and elegant skylights create a sense of airiness high above the city’s roofs. Steps lead from the kitchen to an open workspace on a mezzanine floor. Split levels are characteristic of this bespoke design, offering clear lines of sight and unobstructed views from every point in the room.

Healthy indoor air 

The loft-style apartment boasts floor-to-ceiling windows that allow daylight to flood in, while keeping out the heat. The result is a bright, cheerful space with an almost 360° panoramic view. The interiors are fitted with natural materials such as herringbone parquet flooring to guarantee an excellent indoor air quality.

Breakfast with a view 

The sheltered breakfast terrace set back in a recess in the glass façade with access from the living room is perfectly positioned to catch the sun’s rays throughout the day – an ideal way to start the morning. Far from the noise of the city, the apartment has all the attractions of the capital right on the doorstep.

A private sanctuary 

The stunning roof terrace can be reached via a spiral staircase and is the perfect spot for a sundowner before heading out for a night in town. Alternatively, you can simply enjoy the peace and quiet of this very private retreat. 

An external elevator leads to the new extension and can also be used by the other residents. From the start, the focus of the project work was on mutual consideration and good neighbourliness.
