We are the market leader with almost 130 years of experience building high-quality bespoke timber homes. Each house is individually designed to your exact brief and budget, either by our award-winning in-house team or an architect of your choice. A UK-based project manager will coordinate everything for you. Baufritz homes are built using only natural, certified materials of premium quality. They are energy efficient and easy to maintain with low running costs and a long life.

A Baufritz house, turnkey above foundations, starts at around £325/ft². The final cost can vary significantly depending on the complexity of the design, including the number of corners, the amount of glazing and the roof type, as well as the chosen specification and finishes. The size of the house also has an impact – smaller homes generally have a higher cost per square foot.

Payments are made in instalments at different stages of the project. Our sales advisors can provide more details about the payment schedule. 

Yes, we provide a fixed price and fixed construction timeline to customers who want to self-build. This means you’ll know exactly what your home will cost and when it will be completed from the very start. Thanks to our transparent planning process, detailed specifications, and precise manufacturing methods, we can rule out unexpected delays as well as hidden or exploding costs.

The price of a Baufritz house covers the turnkey construction above foundations. This includes all professional services, manufacturing the components (external walls, doors, windows, roof, rainwater goods, internal walls, ceiling, internal stairs) in our factory, and transporting and assembling them on-site. Flooring, tiling, plumbing and sanitary ware, heating systems, electrical installation, internal painting and plastering, and external painting are also included in the price.

The architectural design fee is a separate cost and is agreed at the start of the project.  

Excluded from the price are the plot itself and associated fees, the groundworks, basement structure and/or foundations, landscaping, kitchen, furniture and light fittings.

Baufritz designs and builds bespoke new homes and, since 2026, also offers larger extensions to existing properties. These can include both side extensions and vertical extensions.

For extension projects, we generally start from around 150 m² in the UK and 300 m² in the Channel Islands. Whether an extension or a new build is the best solution will depend on the existing property, planning requirements and the scope of your project.

Yes, we offer a shell-only service, at around 70% of the turnkey price. It includes the external walls, ceiling, roof, windows, external door, ventilation system, sheet metal work and rainwater goods. Inside the house, we provide bare plasterboard without wiring, plumbing, heating, and internal doors.

Yes, absolutely. Baufritz has been building homes in the UK for over 20 years, and over that time we have established relationships with lenders who are familiar with our homes and our construction process.

The high level of cost certainty, controlled off-site manufacturing and short construction time on site mean that Baufritz projects are well understood by lenders and considered an attractive proposition for mortgage financing.

Our team can also point you towards lenders and advisers with experience of financing Baufritz homes. As with any mortgage, lending will depend on your individual circumstances and the lender’s criteria.

Yes they are. New self-builds are zero-rated for VAT in the UK. However, this does not apply to extensions to existing houses.

We don’t have show houses in the UK, but some of our clients’ homes are available to view on request. Contact one of our sales advisors to discuss this option. If you are interested in pursuing the project further, we will arrange for you to visit the house.

Alternatively, you can take a short trip to our headquarters in Erkheim, in the beautiful Allgäu region of Southern Germany, where you can visit our show house park and design centre and take a tour of our production facilities.

Yes, we have an in-house team of highly qualified architects – The House Designers – who have been working with us since we started building homes in the UK in 2006. They have in-depth knowledge of our construction system and can design a house to fit your budget in close collaboration with our sales advisors. They also take care of planning permission for you.

Yes, we can also build house plans by external architects. Our house planners will redraw and adapt them to work on our modular construction system. This includes value-engineering them to achieve the best balance between cost efficiency and preserving the integrity of the original design.

Every house built by Baufritz is bespoke. The client homes and show houses on our website can be taken as inspiration and adapted to reflect your own, individual style. Our state-of-the-art building system at our factory in Germany is extremely flexible and can be adjusted to produce almost any house plan to suit your site and your budget.

Manufacturing off-site in our factory has several advantages. It is more energy efficient and environmentally friendly, as it produces less waste. We can also control the quality of the finished product. What’s more, construction is not affected by the weather, allowing us to keep to schedule, and reducing the time required to assemble it on-site.

Depending on its complexity, it takes ten to twelve weeks to design a Baufritz house and six months on average to plan it. We can manufacture it in our factory in Germany in two to four days. The completed panels, including windows and preinstallations, are then transported to the construction site, where they are put together by our specially trained assembly teams in around three to six days on average. After another six to twelve months, the interiors are completed and you can move in.

We have a customer service team based at our offices in Cambridge. Its members are trained in-house and offer reliable support for any maintenance you may need, as well as ordering replacement parts and filters etc.

A Baufritz house is designed and built to last a lifetime. The standard Baufritz warranty is six years for all general building elements, five years for the triple glazing, and two years for all moving parts and technical installations. If required, we can also arrange an extended new build warranty from an external warranty provider.

Baufritz homes are built with local timber and high-quality natural materials without the use of any harmful substances, such as PU foam. That means the air inside the house is extremely healthy. At Baufritz, we also continue to measure the ambient air in the building after you have moved in – something you won’t find with any other housebuilder.

Baufritz homes are extremely energy efficient. Our Baufritz AAA Wall achieves the passive house standard with an outstanding thermal insulation value of 0.14 W/(m²K). We deliver the set standard of 15 kilowatt hours per square metre of net living space per year. All our houses are fitted with an air source heat pump, underfloor heating, a ventilation system with heat recovery, and triple glazed windows. However, to apply for passive house certification, you will need to employ a passive house engineer at an extra charge.

As part of the build process, we invite you to visit our Baufritz design centre, where you can see and compare the different options such as façades, windows, doors, stairs, railings, tiles and floorings. The materials we use are all tested for health hazards and meet the highest environmental standards.
