Space optimisation in the heart of town

In the beautiful region of Allgäu, in Southern Germany, Baufritz has created a unique townhouse: a modern, healthy living home in harmony with the historic surroundings.

Reflecting local tradition was fundamental for this project. A narrow plot nestled between the centre of a little city and directly adjacent to the historic city walls, was the chosen location by the Witt family for their new build townhouse. "It was an opportunity to create something new within the ancient town, restoring a direct dialogue between the new build and the historical stratification" explains the owner.


The brief was primarily to explore how to make the most of the relatively small footprint of the house of approximately 100 m², using quality materials, detailing and design, making the house feel incredibly large, although the actual space is not.


Structural requirements demanded a solid ground floor for the two and a half storey building; the rest is made of wood. The entrance door opens into the hall, where to the left a guest bedroom with en-suite bathroom is located. When entering the house via the double garage, the main entrance is accessed from the cellar. The living areas are located upstairs and offer the occupant 70 m² of open plan living space creating an area for convivial and memorable mealtimes.

The utility room, cloakroom and downstairs toilet are grouped on this open-plan level. If needed, sliding walls provide separation. However, the focus is most certainly on the open plan living space, which is further enhanced by the large window façade facing the city wall. When fully open nothing separates the living area from the patio, which in turn offers beautiful views over the adjoining park.


The outdoor space is directly connected to the historic city wall, as only its foundation has listed status. The listed monuments authority also determined the design of the façade. The building was thus given a light blue mineral-based render, which elegantly blends in with the neighbourhood. Towards the city walls, Baufritz´s "Rondo" wood cladding has remained untreated and skilfully picks up on the play of colours of the trees and shrubs in the park.


Strips of light in the wall, frame the wooden spiral staircase leading up into the second floor. Three well-proportioned bedrooms provide family space and individual privacy covering over 75 m². In addition, here lies a comfortable family bathroom with sauna.

Precious storage space is found in the gable roof, a clever planning detail which creates around 30 m² meters of space. The floor has opaque glass panels, thus light from the dormer window falls below and all the way into the first floor, adding further daylight.
