"This functional block was planned for two – or possibly more – residential units. Each unit has its own large open-air seating area, sheltered from the road. It's a solution with two separate entrances: Entry to the ground-floor unit is via the front door, while access to the second is via an external staircase. The individual flats are insulated using maximum soundproofing and fire protection – all premium Baufritz build quality. The apartments have an open, designer feel. They are comfortable and flooded with light, with a luxury roof garden and a fully glazed southern façade on the top floor. This multi-family dwelling also has the highest health standards and natural levels of comfort, as all the materials we use are tested for pollutants.
In terms of future growth in their market value, healthy buildings such as these have the potential to gain in value compared to standard properties."

A HEALTHY GREEN BUILDING

 
Live the dream of multi-family residential planning, in a sleek, functional construction clad with a modern 'Rondo' wooden façade and large areas of glazing. This build was initially planned as two residential units: one apartment on the ground floor and a second spanning the first and top floors. A double garage adjoins the ground-floor flat and can be accessed directly from inside the building. The generous ground-floor open-plan kitchen, dining and living area is very comfortable and a generous sliding glass door offers direct access to the terrace, a relaxing place to while away some time.
 
This accessible apartment also contains a guest room, master bedroom, bathroom and guest bathroom. The bathroom reflects the wooden external façade of this natural home – the bathroom furniture is made of untreated, non-toxic wood. This replication of external structure indoors is appealing. The storeroom built directly opposite the garden is also handy. The garden itself is a haven of peace, sheltered from the road.
 
Access to the second unit above is via an external staircase to the first floor, made of wood and steel.
We apportioned the generous rooms in this flat as follows: a large open-plan living, dining and kitchen area in the attic has views out into green space, while a cosy bedroom and a bathroom open off the entrance hall. The highlight of this floor is the extensive designer balcony accessed via two large glass sliding doors. A wooden spiral staircase within the apartment provides access to the top floor. Upstairs is also a dream, with a bathroom complete with freestanding tub built next to the bedroom. A large utility room is also provided, and could alternatively be used as a walk-in wardrobe. The large loft space is the perfect relaxation room: it gives direct access to the spacious, suspended, covered roof terrace.
 
To complete the look of the house as a whole, grey tiles are fitted to the gabled roof; these contrast marvellously with the natural wooden cladding. The garage has been designed with a flat roof and red door, fitting in neatly with the block as a whole. As with all Baufritz buildings, this block employs our 37cm thick 'Voll-Werte-Wand', with special insulation which protects it very effectively from extremes of heat and cold. Another special feature is its electrosmog shroud, a shield against electromagnetic radiation.
