Shell-only House
The shell-only service offers excellent value for money. You benefit from an exceptionally high quality German-built house, which is completed on-site in just one week. You can then either fit it out yourself or use local tradesmen to complete the interior. For an additional fee, Baufritz can also help you with site supervision as well as providing specifications for the fit-out phase.

Structural Elements include:
External walls consisting of structural elements, our patented wood-shaving insulation, external cladding, X&E Electrosmog protection board and internal plasterboard. The outer walls leave our factory fully fitted with all external doors and windows installed.
Roof consisting of structural elements, our patented wood-shaving insulation, tiling or waterproof membrane and sedum roof covering, X&E Electrosmog protection board and internal plasterboard. Internal walls consisting of structural elements, our patented wood-shaving insulation and internal plasterboard. Ceilings consisting of structural elements, our patented wood-shaving insulation, X&E Electrosmog protection board and internal plasterboard. Rain water protective installations consisting of sheet metal gutters and downpipes.

The Turnkey House
The turnkey service offers you peace of mind with fully managed service, which allows you to focus on the more enjoyable aspects of your home building project. The high-specification fit-out service is carried out by our experienced teams of skilled German craftsmen, who work in sequence to ensure swift project completion in around four months.
You will receive everything in the Shell-only House with the additional features listed below:

• Interior design consultancy
• Site supervision during the interior fit-out phase
• Flooring consisting of cement screed, insulation and natural timber flooring with natural oiled finish; carpets are also available
• Tiling on all bathroom and kitchen floor areas and to the appropriate height on walls
• Sanitary installations in all bathrooms as specified
• Pipework, including a pumped water system, and waste to and from all bathrooms and kitchen areas, connected to mains water supply and drainage
• Heating system as specified (we can offer a wide range of state-of-the-art energy-efficient systems)
• Electrical installation wiring and electric sockets and switches
• Internal doors as specified
• Painting of interior walls and ceilings

Site Management
Our project managers are responsible for all services provided by Baufritz on the construction site and will be available to you throughout all construction phases from sampling to final inspection.

The Baufritz building process at a glance
The initial structure (a water-tight shell incorporating walls, doors, windows and the roof) of a Baufritz home can be constructed in as little as one to two days, and the average home is usually completed in around 9 months from planning and design all the way to completion; on average a third of the time it takes to build an ordinary brick and mortar house.

Contractors’ All Risk (CAR) Insurance
Baufritz will procure Contractors all risk insurance in an amount the company regards as reasonably commensurate with its responsibilities under this contract. As the owner/principal you will be liable for an excess of EUR 1,00 for each incident.
